
Short answer
Fog or haze between the two panes means the seal on that insulated glass unit has failed and moist air has gotten into the sealed cavity. The argon fill is gone, the glass is permanently clouded, and no cleaning method reaches the affected surfaces. That is different from condensation on the room-side surface of the glass, which is usually indoor humidity rather than a window defect.
Fog, haze, or a milky film between the two panes of glass means one thing: the seal on that insulated glass unit has failed. Moist outdoor air worked its way into the sealed cavity between the panes, the argon that used to be in there has leaked out, and what you are looking at is water vapor condensing on interior glass surfaces that no cloth will ever reach.
It is not dirt. It is not a film you can strip. It is not going to clear up when the weather changes, even though it may look better on a cool, dry morning and worse on a humid afternoon. The window still works as a window, but the part that was doing the insulating has stopped doing it.
What actually fails inside the glass?
A modern replacement window has two panes of glass held apart by a spacer around the perimeter, sealed at the edge, with argon gas in the gap and a low-E coating on one of the inner surfaces. That assembly is called an insulated glass unit, or IGU. The whole energy story of the window lives in there.
The edge seal is the weak point, and it is a mechanical part in a brutal environment. Glass expands and contracts every single day as the sun hits it and then leaves it. On a west-facing wall in Tennessee or North Georgia, that is a hard heat cycle every afternoon from May through September, followed by a cool-down at night. Do that a few thousand times and the sealant at the edge eventually loses its grip.
Once there is a path in and out, three things happen in order:
- Argon migrates out and ordinary air migrates in. The gap loses insulating value before you can see anything at all.
- Humid air brings water vapor with it. The desiccant inside the spacer absorbs that moisture — for a while.
- The desiccant saturates. Now moisture condenses on the inner glass surfaces, and you get the fog, the haze, and eventually the mineral streaking and etching that permanently clouds the glass.
By the time you can see fog, stage one happened years earlier. That is the part homeowners are usually surprised by.
Is fog between the panes the same as condensation on the glass?
No, and this is the most common mix-up we get called about. Where the moisture sits tells you what you are dealing with.
Moisture on the room-side surface of the glass
If you can wipe it off with your hand, it is indoor humidity meeting cold glass. That is a humidity issue, not a window defect. Cooking, showers, unvented gas appliances, a lot of houseplants, and a tightly sealed house all push indoor moisture up. Better ventilation, running bath fans longer, and a dehumidifier are the fixes. New windows can actually make this more noticeable at first, because a tighter house holds more of its own moisture.
Moisture on the outdoor surface of the glass
Dew on the outside of the glass on a summer morning is normal and, oddly enough, a sign the glass is doing its job. The outer pane got cool because the window is not leaking heat straight through it.
Moisture you cannot reach from either side
That is a failed seal. It is sealed off from your room and from the outdoors, which is exactly why nothing you spray or wipe touches it.
How much performance do you lose when the seal goes?
More than the cosmetics suggest. The gas fill and the sealed cavity are the reason a double-pane window beats a single-pane one, and losing the argon alone drops the insulating value of the glass meaningfully. Add moisture and mineral deposits on the inner surfaces and the low-E coating starts getting compromised too, which matters here because solar heat gain is the number that drives summer comfort in this climate.
Our whole service area sits in the ENERGY STAR South-Central climate zone. A qualifying window here needs a U-factor of 0.28 or lower and an SHGC of 0.23 or lower. A failed unit is not hitting either of those numbers anymore, no matter what the sticker said when it was new. Practically, that shows up as a room that is hotter than the rest of the house in the afternoon, glass that feels warm to the touch, and a spot where the air conditioning never quite wins.
Should you replace the glass or the whole window?
This is the real decision, and the honest answer is that it depends on the condition of everything around the glass.
A glass-only swap makes sense when the frame is sound and square, the sash still operates and locks, the weatherstripping is intact, and the window is relatively young. If the frame is tired, the balances are shot, or the sashes will not stay up, replacing the glass leaves you with new glass in a worn-out window — and the labor to do it twice.

There is also a pattern worth watching for. When one unit on a wall fogs, the others on that same wall are the same age, took the same sun, and have the same edge seal. A single failure in a ten-year-old window is a repair conversation. Three failures across a house full of twenty-year-old units is a replacement conversation, because you are watching a whole generation of seals reach the end of their service life on roughly the same schedule.
Which windows tend to fail first around here?
In our market, the units that show up foggy most often share a few traits:
- West and south exposures. Hardest heat cycling, fastest sealant fatigue.
- Large fixed units and picture windows. More glass area, more expansion and contraction across the edge seal.
- Sills that hold water. Standing water at the glass edge is the other half of seal failure, alongside heat.
- Early-generation double-pane units. First-generation vinyl and aluminum-frame double-pane windows from the 1980s and 1990s used spacer and sealant systems that have since been improved on.
- Dark exterior frames without the material to handle it. Dark frames absorb more heat, which is one of the specific cases where a stiffer frame material earns its cost.
Most windows last 20 to 30 years. Foggy glass showing up across several openings in that window of time is the system telling you where it is in its life.
What should new glass be specified as in this climate?
If you are replacing units, do not just match what was there. Cooling load dominates in Tennessee, Georgia and Alabama, so SHGC does more for comfort here than squeezing the U-factor down another few hundredths. That means the west-facing wall that keeps failing should get a more aggressive low-E coating than the north side of the same house. We spec glass by elevation for exactly that reason — the same window does not belong on every side of a house.
Triple-pane is available on request but we do not recommend it as a default here. In the South-Central zone the payback is slow, and the same money spent on a better low-E coating, argon fill and a warm-edge spacer returns more.
